What “Furnished” Apartment or Condo Means in Honolulu and What It Doesn’t
Furnished typically includes core furniture (such as a bed, sofa, and dining set), basic kitchenware, and linens. Premium options will consist of an in-unit washer and dryer laundry room, as well as hotel-style amenities. TDY Stay units include a washer/dryer and a full kitchen with a dishwasher.
Corporate housing and many monthly-stay offerings advertise “all-in” pricing or flat utilities, but some listings cap electricity (mostly in situations where a split A/C or window A/C is used heavily). TDY Stay includes all utilities and Internet in our furnished units.

In contrast, many condos for sale with comparable amenities start at $500,000 to $1 million, with some newer condos in the Ward Village area listed at over $10 million for a luxury ocean-view apartment.
Neighborhoods 101: Match Your Lifestyle to the Area
Waikiki and Ala Moana. You’re steps from beaches, dining, and bus lines. High-rise condos dominate, and many units skew smaller but amenity-rich (pools, gyms, front desks). Corporate providers often target these zones because guests can walk to everything, minimizing the need for a car. Some of the well-known options in this area include the Discovery Bay Apartments and the newly renovated Windsor Apartments, both in Waikiki.
Ward Village, Kakaʻako, and Downtown. Newer towers in Ward Village and Kaka’ako are typical for this area of town. The most recent developments on this side of Honolulu include apartments and condos at Ward Village, a 60-acre master-planned community in the Kakaʻako district between downtown Honolulu and Waikiki. Ward Village features numerous mixed-use developments that cater to professionals seeking walkable urban amenities, farmers’ markets, and rooftop lounges. Expect modern finishes and higher rents per square foot, with furnished options clustered in larger managed buildings and corporate portfolios.
McCully, Mōʻiliʻili, & Mānoa. Closer to the University of Hawaii (UH) at Mānoa, the housing options in this part of town tend to be student-friendly studios and 1-bedrooms, with more modest finishes but better access to the UH campus and greener surroundings. These listings frequently appear on university portals. Many students will also seek housemates to secure a three or 4-bedroom house close to the UH Campus.
Additional Expenses: Parking, Pets, Deposits, and Amenities
The sticker price rarely tells the whole story. In Honolulu, watch for:
- Parking covered garage vs. open-air parking; $300 to $500+/mo in urban cores. Nightly parking can range from $20 to $75/night in Waikiki and parts of downtown Honolulu.
- Amenity fees for fitness rooms, swimming pools, and concierge services can also increase the monthly tab.
- Pet rent, deposits, and breed restrictions may apply in corporate housing. Additionally, it can be challenging to bring a pet to Hawaii because of quarantine restrictions. Hawaii, after all, is an island, and many regulations in place differ from those on the mainland.
- Utilities can be significant. High-rise living with frequent air conditioning use increases electricity costs; some monthly-stay listings include utilities with caps or “simple monthly pricing” that combines everything into a single rate.
- Storage space is a premium: If you plan to surf before work, look for buildings with board storage or ground-floor racks and verify rinse areas. You’ll use them daily, and not every high-rise apartment allows board storage on lanais due to safety and aesthetic concerns.

A unit that catches the trade winds can cut A/C usage and noise; one sheltered from wind may run hotter and rely on mechanical cooling. The direction the lanai (balcony/patio) faces and whether the afternoon sun heats the unit will affect both comfort and electric bills. Trade winds are your friend. Open cross-breezes can make high-rise living comfortable with minimal air conditioning.
