Minimum Nightly Stays

Many furnished apartments and condos in Honolulu have a 30-night minimum stay. Aside from hotels, which typically have minimum-stay requirements, rentals in Honolulu are subject to requirements set by the City of Honolulu and the homeowners’ associations that govern their respective buildings.

The Term “Furnished” Depends on Who’s Asking

Many parts of the world have different interpretations of furnished; Hawaii is no different. Because of Hawaii’s international mix of cultures, definitions of what constitutes a furnished apartment may vary. Where to Stay in Honolulu

Waikiki, Ala Moana, and Kakaako/Ward Village are among the most reliable areas for apartment inventory, walkability, and amenities. These neighborhoods consistently offer the best blend of modern towers, amenities, and access to business hubs.

Waikiki

As one of the world’s most visited travel destinations, Waikiki is conveniently located in Honolulu, making it an attractive location for a temporary assignment. There are plenty of furnished Waikiki condos to choose from, including former hotels that are now high-end apartments, such as the Windsor condos on Hobron Lane. Another alternative in Waikiki is Discovery Bay, in the same building as our office at Discovery Bay Center.

Ala Moana

The Hawaii Convention Center is a popular venue located at Ala Moana and just across the Ala Wai Canal from Waikiki. Any apartment or condo on the west end of Waikiki (or even central Waikiki) is within walking distance of the Convention Center. Other nearby attractions include Ala Moana Center and Ala Moana Beach Park, which hosts many year-round events and activities.

Kakaako / Ward Village

For corporate executives seeking a sleeker, newer master-planned urban district with high-rise towers, Ward Village is a 60-acre development between Downtown Honolulu and Waikiki. Ward Village is a 60‑acre master‑planned community with parks and retail, popular with executives who want a modern, urban experience. This part of town is pedestrian and bike-friendly with parks, shopping venues, and restaurants throughout the neighborhood.

Downtown / Civic Center / Capitol District

Corporate housing inventory in Downtown Honolulu is thinner than in Waikiki/Ala Moana/Kakaako, so many executives choose nearby Ala Moana or a Waikiki option like Discovery Bay for better buildings and amenities than the downtown office district offers.

East Honolulu (Kaimuki, Kahala) and Windward (Kailua, Kaneohe)

Executive families seeking residential enclaves for space and schools in areas outside of town can expect to find fewer actual corporate units, more stand-alone homes, or owner-managed listings (and longer drives to Honolulu). Verify compliance for any non‑resort monthly rental, as the rules differ by zone and building. Many smaller “towns” outside of Honolulu have restrictions on furnished rentals, with some areas outright banning them.

West O‘ahu (Kapolei / Ko Olina)

If your business engagements lean toward the west side of the island (defense, industrial, or Kapolei office parks), these areas cut commute times but reduce walkability. Ko Olina is resort‑heavy; for long assignments, that can feel isolating without a vehicle. Use a provider who can align inventory with commute constraints and parking realities.

Honolulu Corporate Housing Monthly Rates

Budgeting can be tricky in Honolulu. Most unfurnished rents in Honolulu are high. When factoring in the cost of a fully furnished unit, costs tend to rise. For furnished owners, utilities, monthly condo association fees, repairs and maintenance, and the cost of maintaining the rental unit, as well as vacancies, must be factored into the financial consideration.

Taxes you should plan for. Hawaii’s Transient Accommodations Tax (TAT) is 11%, levied on transient accommodations rented for less than 180 consecutive days. On Oahu, there’s also a county TAT (OTAT) at 3%. Separately, Hawaii imposes a General Excise Tax (GET) (state 4% plus Oahu’s 0.5% surcharge, commonly passed through around 4.712%). Depending on how a provider invoices, you may see TAT, OTAT, and GET as separate lines.

Transient Accommodations Tax. TAT applies to accommodations rented for fewer than 180 consecutive days, which captures many corporate bookings in the 30–120‑day window. Your finance team should expect these as separate lines or as part of a clearly itemized “all‑in” rate.

Sample math (1‑bedroom at $6,000 base/month).

TAT 10.25% = $615; OTAT 3% = $180; GET 4.5% ≈ $270. Total estimated tax load $1,065; “all‑in” $7,065 before parking or housekeeping.

Other line items to expect. Structured parking in Honolulu can run $300–$600+/month on average, pet fees/deposits vary by building, and some “all‑in” quotes cap electricity (familiar in high‑rise units with window or split A/C).
